Help your short-term rental win the first look.

Professional photography and listing guidance for Airbnb, Booking.com and holiday rental hosts who want clearer, more bookable listings.

Start with a free photo review. I'll look at your current listing and tell you honestly whether you need nothing, a remote photo upgrade, or a new photo session.

Honest feedback within 48 hours. No pressure to book.

I focus on short-term rental listings, not general real estate, portraits or heavily edited property images.

Better listing photography is not just about making rooms look nice.

Guests make fast decisions. Your photos need to stop the scroll, explain the stay, show what makes the property worth choosing and set the right expectations.

Show what makes the stay different
Help guests imagine booking it

Before and after

See something similar in your own listing photos?

You probably already have a great place to stay. Stronger photos make your listing easier to trust, compare and book.

A good stay should not lose attention because the photos make it hard to understand.

Your photos are the first viewing

Your property may be better than your listing shows. A weak cover photo can fail to stop the scroll, a confusing opening gallery can make guests work too hard, and key views, amenities or details can arrive too late to matter.

This service is for you if:

  • Similar properties look more appealing online.
  • Your current photos were taken quickly, in poor light or on a phone.
  • Your photos are over a year old, or the property has changed since they were taken.
  • Your gallery feels outdated, inconsistent or incomplete.
  • Your property looks better in person than in the listing.
  • You want better photos without managing the shooting, editing and image selection yourself.

More than photos of rooms

A strong listing gallery should show light, cleanliness, comfort, space, views and the small details guests care about.

The goal is not to make the property look different. It is to show its real value more clearly, so guests can understand, trust and imagine staying there.

Real estate photography sells the property. Short-term rental photography sells the experience of staying there.

  • Where guests will sleep.
  • How clean and comfortable the space feels.
  • What details, views and amenities make the stay easier to choose.

Airbnb's own data suggests better photos can make a measurable difference

21% higher host earnings
19% more bookings
85% covered the photography cost with one booked night

Airbnb has reported that listings using its Professional Photography service saw, on average, 21% higher host earnings, 19% more bookings and that 85% of hosts covered the photography cost with one booked night.

These are Airbnb-reported averages, not guaranteed results. Outcomes depend on price, location, reviews, availability and demand. Source: Airbnb Professional Photography program data.

But the principle is clear: better listing photos are not just cosmetic. They can help guests understand the stay faster, trust it more easily and feel more confident booking.

Start with the lowest-risk step.

Send your listing first. I'll review your current photos and recommend the right level of help before you pay for anything.

Nothing needed

If your photos are already strong, I'll tell you.

Remote photo upgrade

If your photos are usable but need better light, colour, perspective or consistency.

New photo session

If the current photos are holding the property back or missing what guests need to see.

You do not need to know which option is right. Send the listing and I'll guide you honestly.

Common issues I look for in a free photo review

Before recommending a photo session, I look for clear visual opportunities. I'll tell you honestly if your current photos are already doing the job.

Weak cover photo

The first image may not show the strongest reason to click.

Confusing opening gallery

The first few photos may repeat the same room or fail to explain the stay quickly.

Hidden selling points

Views, amenities, outdoor areas or details may appear too late — or not at all.

Poor light or composition

Dark rooms, tilted angles or rushed phone photos can make the property feel lower value than it is.

Photos that show rooms, not the stay

A good listing should help guests imagine sleeping, relaxing, arriving, cooking, working or enjoying the space.

If any of these sound familiar, start with the free review.

If a new session is the right step

Some listings need a better order, a remote upgrade or no change at all. If the review shows that new photos are the best next step, these are the current session options.

A one-time investment in your listing. For many hosts, even one extra booked night can cover the cost.

If your property needs more than 20 final images, choose Personalised and I'll recommend the right number of photos after reviewing your listing.

Not sure which package fits? You do not need to choose yet.

Every photo should earn its place in your listing.

It is not about adding more photos. It is about choosing the right ones, so guests can understand the space, notice what makes it different and imagine staying there.

Included with every package

Every package includes the free First Look Host Playbook, a practical guide to help you choose your cover image, opening gallery order and how to use your new photos more effectively.

Listing guidance

  • Recommendation for the main cover image
  • Suggested order for the opening gallery

Editing may include light, colour, composition, cleanup and minor styling enhancements. It does not change the property's core features, room size, available amenities or layout.

Photography packages include practical guidance on image use, cover photo and opening gallery order. They do not include a full listing audit, pricing setup or channel management.

Your listing should feel easy to understand

Guests should quickly see the main spaces, where they will sleep, what makes the property comfortable, and why it is worth choosing over similar listings.

That is why each session includes not only photos, but also guidance on cover image and opening gallery order.

A simple way to know what your listing needs

About me

I'm a host too, so I look at your property from both sides.

My job is to help you understand what your listing needs before you pay for anything.

I'm Brian, the person behind First Look Photo.

My Airbnb hosting experience goes back more than 10 years. I haven't hosted continuously during all that time, but recently I returned with a new apartment in Buenos Aires.

In its first five months, that listing received 36 guest reviews, with 34 five-star reviews and two four-star reviews, and earned Airbnb's Guest Favourite badge. I currently hold Superhost status.

That experience shapes how I approach short-term rental photography. I'm not only thinking about making a room look good. I'm thinking about how guests discover a listing, what makes them stop, what builds trust, and whether the photos set the right expectations for the stay.

That is how I look at every First Look Photo project.

  • Focused on short-term rental listings, not general real estate or portraits.

For selected hosts, deeper listing reviews may be available after the first photo review or session.

Current availability

First Look Photo is currently accepting a limited number of short-term rental photography projects in Marlborough during August and September.

If your photos feel outdated, inconsistent or weaker than similar listings, send your listing first. I'll tell you whether a session is worth it before you book.

If a session isn't the answer

Not every listing needs a new shoot. That is why every request starts with a free review.

Sometimes the photos can be rescued.

Sometimes the property is already shown from usable angles, but the images feel dark, flat, inconsistent or less professional than the stay deserves.

In those cases I may recommend a remote Listing Photo Upgrade: improving the photos you already have, without visiting the property, while keeping the real space honest and recognisable.

  • Up to 10 improved photos selected from your current listing gallery
  • Light, exposure and white balance correction
  • Straighter verticals and cleaner perspective
  • More consistent colour across the gallery
  • Reduced visual distractions where appropriate
  • Which image should lead your listing, and a recommended gallery order
  • Three specific priorities for your property
  • A summary of exactly what was changed
  • Back within 48 hours

In most cases, you only need to send your listing link. I'll choose the photos with the strongest improvement potential, supervise the result and send back the final images.

If higher-resolution files are needed, I'll ask for them.

$69 founding price Usually $99 For the first 10 listings only

The $69 founding price is offered only after the free review confirms your current listing photos are suitable for a remote upgrade.

We improve the photo, not the property. The goal is to make your existing images clearer, brighter and more professional. It is not to invent amenities, enlarge rooms, change layouts or show anything guests will not actually find. If a photo can't be improved honestly, I'll tell you instead of faking it.

Start with a free photo review

This starts with the free review. I'll only recommend an upgrade if your current photos are genuinely worth improving.

Frequently asked questions

Do you only photograph Airbnb properties?

No. Suitable for Booking.com, holiday homes, guest houses, B&Bs, direct booking websites.

Can you improve the photos I already have?

Sometimes, yes. If your current photos have enough quality, resolution and accurate information, they may be suitable for a remote Listing Photo Upgrade. This can improve light, colour, perspective, consistency and overall presentation without needing a new photo session. It starts with the free review, because I need to see the photos before I can tell you whether they're worth improving.

How do I know if my photos can be improved or need retaking?

It comes down to one question: is the information in the file? A dark photo usually has detail hiding in the shadows, so it can be recovered. A photo that isn't sharp doesn't have those edges anywhere, so it can't. And a room that was never photographed doesn't exist in any file. The free review tells you which of those you're dealing with, before you spend anything.

What will you never change in a photo?

I don't add or remove permanent features, enlarge rooms, move walls or windows, create fake views, add amenities the property doesn't have, hide damage or wear, or change the number of beds. Editing and AI-assisted tools can speed up correction, but every image is reviewed by a person before it reaches you. They are not permission to change what the property is.

Can I use the photos on different platforms?

Yes. You can use the delivered photos for your short-term rental listing on Airbnb, Booking.com, Vrbo, direct booking websites and related social media, without restriction.

Will the photos misrepresent the property?

No. Editing is used to improve the presentation of the listing while keeping the property's essential features accurate.

Editing and AI-assisted enhancements may be used to improve light, colour, clarity, composition, cleanup and visual presentation. In some cases, minor cleanup or styling improvements may be used, but the final images should still represent the real property accurately.

I do not add unavailable amenities, change the layout, enlarge rooms or create features that guests will not find during the stay.

Can I use my phone instead of hiring a photographer?

Yes, some phone photos can work well. The question is whether they look as clear, bright and trustworthy as similar listings guests are comparing against. The free review can help you decide if professional photos are worth it for your property.

Are more bookings guaranteed?

No. Photography is one factor among several. Price, location, reviews, availability and demand also matter. What you will receive is professionally edited, listing-ready photos and clear guidance on which images to use first.

How should I prepare the property?

Short checklist provided before the session.

What happens if the weather is bad?

If outdoor photos are important and the weather is unsuitable, we can reschedule where possible. Interior photos can usually still be completed as planned.

Can you help choose the main photo?

Yes, includes a recommendation for the cover photo and gallery order.

What happens if I want an edit changed?

One editing revision is included.

How are the images delivered?

Images are delivered digitally in listing-ready JPEG format, usually within 3 to 5 business days after the photo session.

How is the session booked and paid for?

A 50% deposit confirms your booking, with the remaining 50% due on delivery of your photos.

Is this service right for every property?

Not always. If your current photos are already strong, recent and well arranged, new photos may not be necessary. I will tell you this honestly during the free review.

What you can hold me to

Good listing photos should make the property clearer, not misleading.

That means honest advice before you book, realistic editing, and a clear explanation of what was changed.

If your photos are already working, I'll say so

If your current photos are strong, recent and well arranged, I won't push you into a new session.

If editing won't fix it, I won't sell you editing

Some photos can't be rescued because the detail, angle or information was never captured properly. If that is the case, I'll tell you.

You'll see exactly what I changed

Every delivery comes with a plain summary of what was corrected and confirmation that nothing important was added, removed or misrepresented.

If an edit misrepresents your property, I fix it or refund you

This is not a broad satisfaction guarantee about taste. It is a guarantee that what guests see should match what they will actually find.

I won't promise you more bookings

Bookings depend on price, location, season, reviews and demand. Better photos help guests understand and trust the stay. That is the part I can be accountable for.

I photograph short-term rentals only

Not weddings, not portraits, not general real estate. The method is built around how guests decide where to stay.

Still unsure? Start with the review.

Send your listing and I'll tell you whether your photos need nothing, a remote upgrade or a new session.

Request a photo review or photo session

Send your listing link and choose whether you want honest feedback first or are ready to request a photo session.
